Water Heater Leaking From the Bottom in a Laguna Beach Home: Condensation, Drain Valve or a Failing Tank?

A puddle under the tank can be harmless condensation or the start of a tank failure. How to tell the difference in tight Laguna Beach garages and closets, and what to…
In many Laguna Beach homes the water heater lives in a tight garage corner, a hillside utility closet or a cabinet off a deck. When water shows up at the base, it is easy to assume the worst. Sometimes it is a simple fix. Sometimes it is a tank on its last days. Here is how to sort it out safely.
First, make it safe
If water is pooling, turn the gas control to off or switch off the breaker for an electric unit. Close the cold water valve above the heater. If that valve will not turn, use the main shutoff for the house. Keep electrical cords and stored items out of the water.

Where the water is really coming from
Dry the area and watch closely. The source is often higher than it looks, because water runs down the outside of the jacket.
- Supply connections at the top, where flex lines or old copper meet the tank.
- The temperature and pressure relief valve or its discharge pipe on the side.
- The drain valve near the bottom, which can drip if it was opened and not fully closed or if the washer is worn.
- Condensation, which can form on gas units after a big draw of cold water and usually stops once the tank warms.
- The tank itself, when rust has eaten through the inner lining.
Signs the tank is failing
Water seeping from under the jacket with no visible source above, rust-colored water at the hot taps and a heater more than ten to twelve years old together point to a corroded tank. A failed tank cannot be repaired. It needs to be replaced before it lets go more water.
Why Laguna Beach homes need extra care
Hillside homes in Top of the World, Bluebird Canyon and Arch Beach Heights often have heaters set in spaces where a leak can travel downhill into finished rooms. A drain pan with a line to a safe location, seismic strapping and an accessible shutoff are worth checking even when nothing is leaking. Older homes in North Laguna may still have galvanized or early copper connections at the heater, which corrode faster in salt air.
Replacing the heater the right way
Water heater replacement in Laguna Beach requires a permit and inspection. Many owners consider moving to tankless at the same time to free up space in a small garage. If the home's piping is aging, replacing the heater and repiping together lets the new connections, shutoffs and supply lines all start fresh.
